Saturday's Hometown Hoedown 2.0 packed the grounds at Frontier Park with a line for the mechanical bull that didn't shrink much between live music sets. The event, put on by 253 Night Market, filled the afternoon with games, food vendors and a dance-off finale, the kind of gathering that's become routine on this particular patch of county parkland. That part of Graham hasn't changed. What has changed sits about ten minutes up Meridian East, where the shuttered Rite Aid on that stretch now has a construction crew, an approved permit and, as of this fall, an actual date on the calendar.
A park that never really closes
Frontier Park's 2026 calendar didn't start with the Hoedown. It started back in August, when the Pierce County Fair took over the grounds for four days under this year's "Pirates of the Fairibbean" theme, with headline sets from The Heels and Whyskey Creek, a Lynyrd Skynyrd tribute act, plus the Youth Market Sale and the long-running Hill & Dale Floral Show. That's the marquee week of the year for the park, but it isn't the exception to how the space gets used the rest of the time. The same grounds also host a recurring Village Farmers' Market (a September date came with a fresh kettle corn vendor set up near the entrance), a Graham stop on the 253 Night Market's regional circuit, and an autumn Harvest Market set up inside the park's covered horse barns.
Add the Kids Night Out Boo Bash for the Halloween crowd and you get a park that's carrying more of the neighborhood's actual social calendar than any single business on Meridian. That's worth sitting with for a second, because it means Frontier Park has been functioning as something closer to a town square than a typical parks-and-rec facility, hosting the market, the concert series, the seasonal festival and the kids' event that in a lot of other towns might be split across a downtown strip, a community center and a handful of separate venues.
The dates actually worth putting on your calendar
If you're mapping out the next few weeks, here's what's still ahead at Frontier Park:
- Thursday, October 8, 4 to 8 p.m. — 253 Night Market returns for its Graham date, with local food vendors, live music and makers set up across the grounds.
- Saturday, October 10, starting at 11 a.m. — Harvest Market moves into the covered horse barns at the back of the park by the arena, with local vendors selling produce, handmade goods and food.
- Saturday, October 17, starting at 5 p.m. — Kids Night Out Boo Bash, the park's Halloween-season event for families.
None of these require tickets purchased weeks in advance or a drive out of the neighborhood. They're the kind of low-key, repeatable plans that make a Thursday or Saturday easy to fill without much planning.
What's actually replacing the Rite Aid
The other piece of this fall's story is happening at 22201 Meridian E, where a 17,400-square-foot building that used to be a Rite Aid pharmacy is being converted into a Grocery Outlet. The property itself has changed hands in a way that tells you something about how these single-tenant retail boxes get priced once a national chain leaves. San Diego-based Realty Income Corp bought the site back in 2013 for $5.35 million. This past year, an entity affiliated with Dickerhoof Properties of Corvallis, Oregon picked up the 1.7-acre lot for $3.5 million, more than a decade after Realty Income bought it.
| Detail | Figure |
|---|---|
| Address | 22201 Meridian E |
| Former tenant | Rite Aid |
| New tenant | Grocery Outlet |
| Building size | 17,400 sq ft |
| Lot size | 1.7 acres |
| 2025 sale price | $3.5 million |
| 2013 purchase price | $5.35 million |
| Grand opening (as listed) | November 19, 2026 |
Pierce County approved building permits for the conversion last fall, and Dickerhoof is handling the build-out with GreenbergFarrow as architect of record. It's the second Puget Sound-area Grocery Outlet going into a former Rite Aid, with a companion project underway in Belfair. Event listings currently show a Grand Opening Celebration scheduled for November 19 at the Meridian East address, though anyone who's watched a retail build-out knows that date can shift as construction wraps.
Why the timing matters
For a while now, Frontier Park's calendar has kept expanding while the former Rite Aid building down the street has stood empty. This fall brings activity at both: a packed park schedule running alongside a construction timeline for the Grocery Outlet.
It doesn't change what Frontier Park has already become for the neighborhood. The farmers market, the night market, the Harvest Market and the Fair aren't going anywhere, and none of them depend on what happens at 22201 Meridian E. But a grocery store filling that gap would add to what's already there along the corridor.
Put it on the calendar
Between now and the grocery store's listed opening, Frontier Park keeps the fall moving: the 253 Night Market on October 8, the Harvest Market in the horse barns on October 10, and the Boo Bash on October 17. Whether the Grocery Outlet opens exactly on November 19 or slides a little later, the park's calendar isn't waiting on it, and neither does the rest of Graham's fall.
If you're watching how this corner of Graham keeps filling in, from the park's calendar to what's finally moving into that Meridian East lot, Franklin Home Team keeps a close eye on these changes and is glad to talk through what it means for the neighborhood.
